How I work in stages
HOW I WORK IN STAGES:
STAGE ONE
Client Brief
A meeting at the property to define the initial project requirements, the scope of works (which rooms etc), your overall vision, timescale and budget.
Concept Design
I will present to you a Design Concept, on a room-by-room basis, using images and colour swatches in a mood board format.
Layout & Zoning
We will assess the current layout and work on a general arrangement floor plan, zoning areas into useable spaces with defined purposes for your specific family requirements.
Concept Meeting
We will meet once you have had a chance to absorb the presented ideas.
STAGE TWO
Detailed Design schemes
I will present you with a scheme of hard finishes (flooring, tiles), fabrics (curtains, upholstery, accessories), Furniture items, lighting, Joinery concepts and sanitary ware.
Samples
I will procure samples of finishes and fabrics for you to approve.
Estimate
I will liaise with suppliers and compile an estimate so you get an overall estimate before you spend anything.
Drawings
I will provide design intent drawings for the contractor including any necessary elevations for bathrooms, joinery and bedroom headboard setting out.
Schedules
I will provide your contractor with:
Lighting schedules
Paint schedules
Hard finish schedules
Sanitaryware schedules
These will have live links to all products being installed with dimensions, weight and prevent any confusion.
STAGE THREE
Procurement Fees
I charge a % fee to manage deliveries and installation of the items, and handling any post-delivery snagging, complaints and repair requirements.
Contractors and Subcontractors
I charge a management fee for any companies I engage including for Window Treatments, Upholsterers, Air conditioning engineers and Joiners.
The main contractor procures plumbing goods and architectural lighting and elements based on our specifications.
Deliveries & install
I can arrange for all goods to be delivered to a storage company to check for damages, flag any missing items and avoid any missed deliveries. These can then be delivered to site on install day.
